Agree rooms and add-ons first
List the rooms and any stain treatment in your first message, and say when a stain may not come out fully. Setting that expectation up front prevents the most common after-the-visit complaint.

Frequently asked questions
Should I price per room or per square foot?
Per room is simpler to quote by text or phone. Per square foot is more accurate for large or odd-shaped homes. Whichever you choose, put the rooms on the invoice.
What if a stain doesn't fully come out?
Tell the customer before you start that results vary, and bill the treatment as its own optional line so they chose it knowingly.
